Terms of Service

Effective 31 October 2026. Plain language on purpose; where the two conflict, the plain meaning wins.

Who You Are Dealing With

These terms are an agreement between you and Legacy Bridge Holdings Atlanta, LLC (“we”), which operates Marden Yard and Permit Digest. By using the site, the API or the MCP server you agree to them.

What Marden Yard Is

Marden Yard, through its Permit Digest product, compiles publicly filed building permit records from city open-data portals, cleans them, and serves them through a website, a JSON API and an MCP server. We do not create permits and we do not control what cities publish.

The Data

Permit records are public records republished with our cleaning on top. Values are permit-declared: what an applicant told the city. They are not prices, appraisals or estimates. Trade labels, standardized addresses, contractor entities and project-size tags are our inferences and are marked derived. We keep every raw value beside its cleaned one so you can check our work. We make no warranty that any record is complete, current or correct, and cities may change or remove records at any time.

Your Account and Keys

You are responsible for activity under your account and API keys. Keep keys private; revoke any you suspect are exposed. One subscription covers one person or business and its own agents. Reselling raw access, scraping the site to rebuild the dataset, or sharing keys between businesses is not permitted.

Billing

Subscriptions are billed monthly through Stripe and renew until cancelled. Cancel any time from your account; access continues to the end of the paid period. Founding prices stay fixed while a subscription remains continuously active. Metered usage above an included allowance is billed as shown on the pricing page at the time of use. Refunds are at our discretion, except where law requires otherwise.

Acceptable Use

Use the data lawfully. Do not use it to harass or to contact people who have asked not to be contacted, and comply with telemarketing and privacy law in your jurisdiction. Automated access is welcome through the API and MCP server within your allowance.

Changes and Termination

We may change these terms and the service; material changes are announced on the site or by email before they take effect. We may suspend accounts that breach these terms. You may stop using the service at any time.

Liability

The service is provided as is. To the fullest extent the law allows, our total liability for any claim is limited to the amount you paid us in the three months before the claim, and we are not liable for indirect or consequential losses such as lost profits or lost bids.

Governing Law

These terms are governed by the laws of the State of Georgia, without regard to its conflict-of-law rules. Any dispute will be heard in the state or federal courts located in Fulton County, Georgia, and both sides consent to that venue.
